    What this set is

    A homeowner- or designer-produced draft of the architectural sheets Tucson PDSD expects for a new dwelling: cover/code analysis, site plan, floor plan, elevations, and coordination notes. Plans are neat, dimensioned, and organized per PDSD residential submittal guidance.

    What this set is not

    It is not a sealed instrument of service. Arizona requires registered professionals to stamp structural calculations, and often energy, truss, and soils documents. Sonora Studio is software — it cannot certify a house for construction. Do not file these sheets as a final permit set without that review.

    1. City of Tucson adopted the 2024 International Residential Code (with local amendments) for permits filed on or after January 1, 2026.
    2. Climate zone 2B hot-dry (IECC). Typical envelope targets: ceiling R-38, walls R-13, fenestration U-0.40 / SHGC 0.25 — confirm current Tucson energy amendments and provide REScheck certificates.
    3. Pima County / City of Tucson Outdoor Lighting Code: fully shielded fixtures, lumen budget on the electrical sheet.
    4. Monsoon drainage: grade away from the foundation 6 in. in the first 10 ft (IRC R401.3). Show finish floor elevation and spot grades on the site plan.
    5. Native plant preservation and desert landscaping may apply — check PDSD and any HOA/CC&Rs.
    6. PDSD reviews plans; it does not design them. Structural calculations, geotechnical reports, and energy certificates must be sealed by Arizona registrants when required.
    7. Homeowners may apply as owner-builder (A.R.S. § 32-1121.A) with an affidavit. That is not a substitute for sealed engineering.
    8. Submit unlocked, flattened, black-and-white PDFs via Tucson Development Center Online. Reserve a 3 in × 5 in stamp block on every sheet.
